Same-day CP12 from £69

By law, every landlord must have a valid Gas Safety Certificate (CP12) for every gas appliance in their rental properties. Certificates must be renewed annually and given to tenants within 28 days of issue.

How does the £99 diagnostic fee work?

The £99 covers the engineer's time to visit and accurately diagnose the fault. If you approve the repair, the £99 is waived and you only pay for parts and labour. If you decide not to proceed, the £99 covers the assessment you've received.

Do you offer emergency callouts?

Yes. Call us on 07548 349 653 and we'll assess your situation. Same-day where diary allows. For a gas leak, please call the National Gas Emergency line on 0800 111 999 immediately.

Can you service a boiler even if you didn't install it?

Yes, we service all makes and models regardless of who installed it. Your annual service record keeps manufacturer warranties valid.

I'm a landlord with multiple properties, can you do them all?

Yes. We offer portfolio pricing for multiple CP12s and can set up annual reminders so you never miss a renewal. Talk to us about your portfolio and we'll work out the best arrangement.

Do you provide written quotes before any repair?

Yes, always. No work begins without your approval of the written quote. No surprise invoices.

What if I don't want to proceed with a repair?

That's fine. The £99 diagnostic fee covers the engineer's time. You keep the written report, useful if you decide to seek a second opinion or move to a replacement boiler.
